Prestige city in rajendra nagar hyderabad is a project in 64 acres. Prestige Park Grove in Bangalore is 80 acres. Prestige City Sarjapur, in east Bangaloer is 180 acres township.
How is prestige planning to move further with such huge land parcels? Also, where does these townships stand as a product when compared to apartment and villa gated communities?

I have been actively participating in various discussions related to Rajendra Nagar as I am not sure about the area, as mentioned here: https://realtyforum360.com/thread/Rajendra%20Nagar/godrej-properties-entering-in-hyderabad-real-estate-market, there are multiple industries around the project so I am not sure about the pollution, some friends who are already living in there own house in Rajendra Nagar always complain about dust in their homes, if they keep there windows open then they have to clean their homes twice a day, someone can say that it is just dust and that will not affect a lot of people unless someone already has breathing problem or there are older people in the house.
I went to visit the site and saw multiple chimneys in nearby areas, I mean you just cross the road and there are industries, it's not like the air across the road will be different and on this side would be different, their sales team said, "All the industrial area is on the other side and this side of the road is residential" I am originally from Ghaziabad, and around ABES, there is a township called as "Crossing Republik" where a lot of developers have made high rise societies and across ABES there are industries all across the road, when the projects were being developed, the developers said that these industries will close in some time, Government has brought in "NEW REGULATIONS", these industries will shift to "MEERUT HIGHWAY" or something like that but it has been more than 8 years nothing has changed, all those people who have bought in that area have moved to some other. area and have rented their flats to students, I am looking at Prestige City for my use but these industries and all that smoke are making me sceptical.
Hi, I have been investing in real estate in DELHI-NCR and Bangalore region for past 25 years and I have been exploring projects in Hyderabad for investment purposes, I missed the last rise in real estate prices in Hyderabad, considering the change in government I have researched the government change topic in Telangana and I believe that the prices will keep rising, surely we won't be seeing the rise like post-COVID but I am pretty confident considering these facts: Hyderabad has the highest average size of apartments in India.
The previous government has already laid a foundation for the current government to build upon. The statement that prices for real estate will drop if Congress comes into power, seems like propaganda by the previous government to influence the last stretch of investors and buyers, which backfired on them.
The fact that the IT industry is booming in Hyderabad is creating an impact on the real industry as well. IT companies have called back the employees and Hyderabad experiences people from all parts of India, increasing the rental yield.
Also, people aged between 30-35 years have received 60-200% increments, post-COVID-19 and are flush with cash which in turn makes them ready to buy new places for themselves as they would be married by now or would be getting married in a few months.
The real estate market never slides down, it becomes stagnant, but prices never fall. The FSI ratio in Hyderabad is much better than in any other city. The price ratio if compared to Bangalore, Mumbai is still on the lower end, there will surely be a steep increase in the next five years.
Considering the Indian growth story, I am pretty confident that Hyderabad as a city would grow and expand. IF GO-111 is not reinstated then, 84 villages surrounding Himayat Nagar and Osman Sagar would open up for development, which automatically will shoot up the prices in Hyderabad.
Now, my question is that I am willing to invest around 4.5 crores in two different projects in Financial District, from what I have read here and in different forums, I was able to shortlist: MyHome Apas Rajapushpa Aurelia Rajpushpa Provincia Honer Vivantis ASBL Loft Prestige High Field The Prestige City ASBL Spectra From whatever I can understand, Rajpushpa and MyHome are offering high discounts.
I read somewhere that Rajapushpa is slammed with some irregularities by IT department and will have to pay a heavy fine for it, and I was recently in Hyderabad for a marriage in the family, so I visited the “CASA LUXURA” and “Infina” sites and from what I saw the construction seems very slow, which makes me wonder if they are having cash crunch or what can be the reason.
I have seen a lot of companies on the verge of shut down after such issues, so I want to know if somebody else knows more about this particular issue. I really liked ASBL projects from whatever information is available on their website, I also have attended the events by their CEO and believe me this is the first time I am seeing so much clarity coming in from a CEO of a real estate company, there LOFT launch event was similar to apple launching their new iPhone, the only con I see is the 100 ft road that connects both the projects.
Honer Vivantis has some major seepage issues, some protests were happening last year inside the society due to this. My Home Apas, the unit sizes are perfect for rentals plus the kokapet location also fits. Prestige High Field is in Nanakramguda which makes it a good location for renting it out, plus it comes with the “PRESTIGE” brand name, so there will be minimal issue, I own 2 units in Prestige Westwoods in Bangalore, and I am satisfied with the quality.
The location for Prestige City seems a little dicey to me for renting it out. So can someone help me figure out any more pointers for the same projects that I have mentioned above, I want to make a quick decision regarding this as prices are rising every quarter and I am feeling left out.
